Beautiful views of rolling hills of vineyards towards the south and the medieval town of Pezenas which is just 7 kilometres away.
There are 2 large bathrooms, each with bath and shower heads and one with a separate shower cubicle. There is a separate wc and an additional shower room with wc off the laundry room. In the traditional style of the region, the main accommodation is on the first floor whilst the master bedroom on the upper floor commands the best views over the countryside.
Plenty of parking space outside on the gravel drive (we have had 8 cars parked with space for more).
Half-acre gardens surround the house. Tall hedges all round ensure privacy from neighbouring houses as well as from the street. Lots of mature trees and shrubs including Olives, Pines, Eucalyptus, Palm, Poplar, Honey-Locust, Strawberry and Oleander. Laid mainly to lawn although the grass becomes progressively parched as the hot weather intensifies. Typical of this part of the world.
The villa is just a 5-minute walk from the centre of Caux with its local facilities including pharmacy, 2 bakeries, 2 bars (one with restaurant) and a market on Friday mornings. The larger historical town of Pezenas is just 7 kilometres away and has 6 supermarkets on the outskirts, lots of upmarket shops and boutiques in the centre, a huge Saturday market and an abundance of bars, cafes and restaurants.
The Mediterranean coast is 30 minutes to the south with a many and varied selection of sandy beaches. Choose between commercial, glitzy entertainment such as Agde or Vias or the more sedate Marseillan Plage or Grau d'Agde, the latter with wonderful floating restaurants at the mouth of the Herault river. Head north from the house and within 15 minutes you are in the mountains with any number of lakes, rivers, gorges and the Languedoc National Park. The Spanish border is only 1hr 30 mins drive away, the journey taking you through the colourful towns of Beziers, Narbonne and Perpignan.
